Amerika immer wichtiger: Deutsche Firmen finden zweite Heimat in den USA

·         In den USA schaffen deutsche Unternehmen derzeit mehr als 30.000 neue Jobs. Amerika wird als Standort immer wichtiger, die Bedeutung des US-Engagement wächst. Nur in einem Land erhoffen sich Firmen noch bessere Chancen.

·         Der Deutschlandchef von Accenture Frank Riemensperger sagt, dass die USA von der deutschen Industrie lernen. Und er erklärt, warum das Land für deutsche Konzerne so interessant ist. Nicht nur für die deutschen Autobauer, auch für die Großen der Chemie-, Pharma- und Maschinenbaubranche wird Amerika als Absatzmarkt und Produktionsort wichtiger: Das zeigt eine Umfrage der Unternehmensberatung Accenture unter deutschen Konzernen, die sich in den USA mit Töchtern engagieren. Danach erwarten zwei Drittel der rund 120 befragten Manager, dass der US-Markt für die eigene Firma an Bedeutung gewinnen wird.

·         Die Studie, die dem Handelsblatt exklusiv vorliegt, wurde im Vorfeld der deutsch-amerikanischen Wirtschaftskonferenz „Global Business Dialogue“ erarbeitet, die heute in Berlin stattfindet. Sorgen um die deutschen Firmen in den USA müssen sich die Teilnehmer nicht machen: „Die meisten sind eindeutig auf Expansionskurs“, sagt Nicola Michels von der Deutsch-Amerikanischen Handelskammer in New York.

·         Darauf deuten auch die Ergebnisse von Accenture: Mehr als die Hälfte der Befragten will bald zusätzliche Stellen schaffen, Stellenstreichungen plant dagegen nur jede zwanzigste deutsche Dependance - ein Trend, der sich trotz der schwierigen Situation auf dem Arbeitsmarkt schon länger abzeichnet: Nach Informationen der Handelskammern beschäftigten die größten 50 deutschen US-Töchter im vergangenen Jahr 461.000 Menschen - acht Prozent mehr als 2010. Auch die Umsätze sind ähnlich stark gestiegen - auf erstmals mehr als 300 Milliarden Dollar. Für 2012 rechnen 86 Prozent mit höheren Einnahmen.

·         Der schwache Dollar und die hohen Subventionen kommen deutschen Firmen zugute.

·         Als Hauptgrund für ihr Engagement in den USA sehen die von Accenture befragten Unternehmen die große und nach dem Ende der Konjunkturdelle bald wachsende Nachfrage der Konsumenten. Davon profitieren zurzeit auch die deutschen Produzenten im Inland: Im Vergleich zum Vorjahresquartal sind die deutschen Ausfuhren in die USA zu Jahresbeginn um mehr als 21 Prozent gestiegen

The state of the U.S. real estate market is in the eye of the beholder. While many Americans have shied away from home purchases due to the economic downturn, a growing number of cash-rich foreign investors are seizing the opportunity to snap up U.S. homes at bargain prices.

Not all U.S. markets are universally appealing to out-of-country investors, however. International homebuying activity is largely concentrated in a few areas of the country. Inman News has identified the 10 most popular areas in the U.S. for foreign homebuyers.

The majority of the markets, if not all, are recognizable as tourist destinations. Six of the 10 areas are in Florida! three are in the West (Arizona, Hawaii and Nevada); and one is in the Northeast (New York). No Midwest markets made the list.

Prices for single-family homes rose in about half of U.S. cities in the first quarter as property markets stabilized.

The median price increased from a year earlier in 74 of 146 metropolitan areas measured, the National Association of Realtors said in a report today. In the fourth quarter, only 29 areas had gains.

The U.S. housing market appears to be bottoming as improving employment and record-low mortgage rates boost demand while inventories of available properties tighten. At the end of March, 2.37 million previously owned homes were available for sale, 22 percent fewer than a year earlier, the Realtors said.

“We have broad shortages of lower-priced homes in much of the country, with very tight supply in Western states for homes through the middle price ranges,” Lawrence Yun, the group’s chief economist, said in the report. “This is good news for many sellers who wish to list now, or for those waiting for prices to improve.”

BofA announces new short sale incentive

NEW YORK – May 16, 2012 – Bank of America announced a new short-sale program – called enhanced relocation assistance – to help homeowners move debt free and get paid $2,500 to $30,000 for doing so. The actual cash payment depends on the appraised value of the home.

Sellers get the payment at closing. While each agreement with Bank of America is unique, the offer generally requires sellers to satisfy junior liens to provide clear title to the property; a full walk-through appraisal; and a closing that occurs on or before Sept. 26, 2012. The program only applies to pre-approved short sales, not sales that start with an offer; and eligible homeowners must actively participate in a short sale program, such as HAFA or Bank of America’s proprietary program.

Bank of America says Realtors can determine a client’s eligibility quickly through its lending website, agent.equator.com, or by calling a short-sale specialist at (866) 880-1232.

Sellers already working on a short sale through Bank of America are also eligible if they meet the requirements. The bank says it will contact them by letter if they qualify.
